A “limited lifetime” shingle warranty is a promise about manufacturing defects in the shingle, and it lasts only as long as the original owner owns the home. For the first ten years of the three brands we read, it pays for replacement shingles and the labor to put them on. After that it pays only for the material, reduced by age, and the labor is gone. It does not cover installation mistakes, hail, or wind above its limit.
This guide covers the current standard warranties from GAF, Owens Corning and CertainTeed. It does not say what your homeowners policy pays. That is a question for your policy and your insurer. Warranties change, so read the edition that applies to your install date.
What does “limited lifetime” actually mean?
It means the manufacturer will stand behind the shingle against manufacturing defects for as long as the original owner owns the home, subject to the limits in the document. Each of the three warranties defines the word. CertainTeed’s 2026 warranty says: “Lifetime means for as long as the original individual property owner owns the property where the shingles are installed.” GAF’s says “Lifetime” means as long as you, the original owner, own the property where the shingles are installed. The word is not about the life of the roof, and it is not about your life.
The word “limited” matters as much. The warranty covers what the maker calls a manufacturing defect. It does not cover whatever goes wrong with a roof over thirty years. The sections below show where the limits sit.
Who counts as the owner differs by brand, and it is the first thing to check if the home is a rental, a second home or owned by a trust or company.
| Brand | Who gets “Lifetime” | Everyone else |
|---|---|---|
| GAF (Shingle & Accessory Limited Warranty, RESWT160L-0426) | Applies “only to shingles installed on a single-family detached residence owned by individuals.” A second owner keeps it if coverage was properly transferred during the Smart Choice Protection Period. | Condominiums, homeowner associations, corporations and similar “Other Buildings” get 40 years. |
| Owens Corning (Standard Product Limited Lifetime Warranty, Pub. 10023873-I, August 2026) | “Single-family detached homes where the owner of the roof is the resident occupying the home.” | Other owners (the document lists trusts, corporations and condominiums among them) and structures get 40 years from installation, with a five-year TRU PROtection period. |
| CertainTeed (2026 Limited Warranty, 00-02-5540-NA-EN) | Individual property owners on premises used as their residence. | “Other Ownership” gets 50 years on the higher lifetime lines (Landmark PRO, Landmark Premium, Landmark TL and others) and 40 years on Landmark, Landmark ClimateFlex and Patriot. |
Owens Corning’s wording is the narrowest of the three. It says the owner of the roof must be the resident, and it gives buildings “not used by individual homeowners as their residence,” and homes owned by trusts, 40 years with a five-year TRU PROtection period. On that wording a home you rent out appears to fall in the 40-year group. The document does not say how it treats a second home, so ask Owens Corning in writing before you rely on lifetime coverage.
How long is the full-value period, and what does it pay?
Each warranty has an early period when the remedy is not reduced for age. GAF calls it the Smart Choice Protection Period, Owens Corning calls it TRU PROtection, and CertainTeed calls it SureStart. On the lifetime shingle lines in the current documents, all three are ten years. This is the part of a lifetime warranty with the most value to a homeowner, and it is a short part of “lifetime.”
| Brand and lines | Full-value period | What it pays in that period |
|---|---|---|
| GAF Timberline UHDZ and all other GAF lifetime shingles | 10 years (Smart Choice Protection Period) | “The full reasonable cost of labor to repair or re-cover any defective GAF Products” plus replacement products or their reasonable cost, at GAF’s option. “GAF will not pay to tear off your GAF Products, or to dispose of them.” |
| GAF Royal Sovereign (3-tab) | 5 years, on a 25-year term | Same remedy. This line is not a lifetime shingle. |
| Owens Corning Duration Series, Oakridge, Woodcrest, Woodmoor | 10 years (TRU PROtection) | The cost of replacement shingles and “the labor directly required to repair, replace, or recover” the defective products, as reasonably determined by Owens Corning. It will “not cover the cost to remove or dispose of Purchaser’s roofing materials.” |
| Owens Corning Supreme | 5 years, on a 25-year term | Same remedy. Not a lifetime shingle. |
| CertainTeed Lifetime A group: Grand Manor, Presidential Shake and Presidential Shake TL, Carriage House, Belmont, Highland Slate, Landmark TL, Landmark Premium, Landmark PRO, NorthGate ClimateFlex | 10 years (SureStart) | The reasonable cost of comparable replacement shingles and labor, plus “roof tear-off, metal work, flashing and disposal.” This is the only one of the three that adds tear-off and disposal, and only on these lines. |
| CertainTeed Landmark, Landmark ClimateFlex and Patriot (Lifetime B group) | 10 years (SureStart) | Replacement shingles and labor. The table footnote says tear-off, metal work, flashing and disposal are not covered. |
The warranty is not a repair contract. Each document puts the manufacturer in charge of the remedy. GAF says decisions about the extent of repair “will be made solely by GAF.” Owens Corning says the manner of compensation is “at the sole discretion of Owens Corning” and that all costs must be pre-approved. CertainTeed says it will determine labor costs using Bluebook or RS Means data and will reimburse labor only on receipt of the contractor’s invoice or other written evidence. So the labor figure that counts is the manufacturer’s figure, not necessarily your contractor’s.
What happens after the full-value period ends?
After year ten the labor coverage stops and the material coverage is reduced for age. This is what “prorated” means. GAF’s document says: “Labor will no longer be covered.” Owens Corning says “no labor or other costs will be covered during the prorated period.” CertainTeed says labor, tear-off, metal work, flashing and disposal “are not covered or reimbursed” after SureStart.
| Brand | How the reduction works | Example from the document |
|---|---|---|
| GAF | Months since installation divided by 600, for years 11 to 40 of a lifetime warranty. From year 41, GAF’s contribution is 20%. | A claim at 25 years (300 months) is reduced by 300/600, or 50%. |
| Owens Corning | 80% in year 11, reduced by 2% each year until year 40. From year 41, 20%. | A claim in the 15th year gets 72% of the shingle cost at the time of purchase, with no labor. |
| CertainTeed | A reduction of 1/600 of the replacement cost for each month since the start of the warranty period. After the 40th year the reduction stops at 480/600, so CertainTeed pays 20% of its maximum liability. | None given. By our arithmetic, a claim at 15 years (180 months) is reduced by 180/600, or 30%. |
The three formulas have the same shape. Right after year ten, the material is paid at roughly 80 cents on the dollar of the manufacturer’s replacement figure, and that falls about two points a year. That is our reading of the formulas, not a statement in any one document.
The insider point. A lifetime warranty has a short cliff. Ten years of full labor and material, then material only, then less every year.
The defect also has to matter. GAF covers defects that “adversely affect their performance” during the full-value period and defects “that cause leaks for the remainder” of the term. Owens Corning uses nearly the same test. CertainTeed adds a leak requirement only for Other Ownership. For an individual owner, its after-SureStart section does not.
What do the manufacturers say they do not cover?
The defect warranty covers a defect in the shingle. Everything else is excluded, and the lists are long. These are the exclusions that come up most often, in the manufacturers’ words.
- Installation mistakes. GAF says the warranty “remains in effect” even if the products were not properly installed, but GAF is not liable for damage from “improper fastening of your shingles or accessories or application not in strict accordance with GAF’s printed application instructions, if the improper installation was the cause of the damage.” Owens Corning excludes “improper or faulty installation,” and CertainTeed excludes damage from installation “not in accordance with CertainTeed’s installation instructions.” A defect warranty does not make a bad install a covered event.
- Hail and storms. GAF lists “acts of nature, such as hail, fire, or winds (including gusts) over the applicable wind speed.” Owens Corning lists “Acts of God, such as hail, strong storms or winds.” CertainTeed lists damage by “lightning, hailstorm, earthquake, fire, explosion, flood or falling objects.” Whether your policy pays for storm damage is a question for your policy and your insurer, not for the shingle warranty.
- Wind. Blow-off from wind is covered by a separate wind warranty with its own speed, term and conditions. Our guide to roof wind ratings covers it. The maximum remedy in each wind warranty is hand-sealing the shingles on the roof.
- Poor attic ventilation. GAF excludes “inadequate ventilation.” Owens Corning excludes damage caused by “improper or inadequate roof ventilation or roof drainage, unvented attics, or enclosed roof rafter assemblies.” CertainTeed goes further: shingles on an inadequately ventilated deck get a reduced warranty of ten years and “do not qualify for SureStart Protection.”
- Algae and discoloration. Algae is excluded unless you bought algae-resistant shingles, which carry their own warranty with their own period and conditions. Owens Corning and CertainTeed tie their longest algae terms to the maker’s own algae-resistant ridge cap, and GAF’s algae warranty applies only to packages bearing its StainGuard logos. Algae terms are a topic of their own.
- Foot traffic, objects and later changes. Owens Corning excludes foot traffic, falling branches, solar panel installation, power washing and painting. CertainTeed excludes damage from equipment installed after the shingles, and from impact such as tools or foot traffic.
- Other products on the roof. Owens Corning will not cover non-Owens Corning underlayment, metalwork, flashings, fasteners or pipe boots. GAF excludes costs related to underlayments, metal work and flashings unless the claim involves a defect in a GAF underlayment. CertainTeed excludes metal work and flashing except in the lifetime SureStart case above.
- Interior damage. GAF excludes damage to the interior or exterior of the building, including mold. CertainTeed’s exclusive-remedy section excludes damage to the property, the building or its contents.
- Matching the color. All three reserve the right to discontinue products. GAF says replacement products “may not be an exact match” for what is on the roof. Owens Corning and CertainTeed say the same about color variation.
Owens Corning’s warranty also has a mandatory arbitration clause and says “NO DISPUTE MAY BE BROUGHT LATER THAN 1 YEAR AFTER ANY CAUSE OF ACTION HAS ACCRUED.” Read the dispute terms in whichever warranty is on your roof.
Is a lifetime shingle warranty transferable when I sell?
Yes, once, with a catch. All three warranties let the original owner pass coverage to the next owner one time. What the buyer receives depends on when the sale happens, and the deadlines are short.
| Brand | Transfer during the full-value period | Transfer after it | Deadline and steps |
|---|---|---|---|
| GAF | The second owner gets “the same coverage as the original owner,” and keeps the Lifetime definition. | Coverage is reduced to two years after the ownership change, with reimbursement based on the reasonable cost of replacement shingles, reduced for use. | The second owner must notify GAF in writing within one year after the property transfer. The document states no fee. |
| Owens Corning | The second owner is “entitled to the Balance of coverage.” The document does not say how the lifetime term is measured for the new owner. | The balance is reduced to a two-year period. The wind and algae periods stay fully transferable for their remaining time. | Within 60 days after the real estate transfer, the second owner contacts Owens Corning with proof of purchase, the installation date and ownership history. The document states no fee. |
| CertainTeed | The new owner gets the remaining SureStart. The warranty term becomes 50 years or 40 years from installation, depending on the line (see the first table). | Limited to two years from the date of transfer. | Only the original owner can transfer, only to the first subsequent owner. A bank foreclosure or a change of ownership on a deed counts as the transfer. The document we read states no deadline and no fee. |
The insider point. The transfer deadlines run from the property transfer, so they start at closing. If you plan to sell in the next few years, the full-value period is the part a buyer can actually inherit. After it ends, all three documents cut a transferred warranty to two years. A buyer who inherits a lifetime warranty in year twelve is getting a two-year warranty. If you are buying a home, ask for the paperwork and the install date, and put the transfer deadline on your calendar before closing.
Do I have to register a shingle warranty, and what proof do I need?
For the standard defect warranties we read, registration is not what makes the coverage work. Proof is. CertainTeed’s document is explicit: “Warranty Registration (not required).” It adds that failure to register “does NOT void the warranty,” and that a registrant gets a confirmation number to keep with the warranty and proof of purchase. GAF’s and Owens Corning’s standard warranty documents describe no registration step. Warranties that include contractor labor or a longer system term are separate documents with their own rules. Some may require registration, so ask about it if a bid offers one.
What each document does ask for at claim time:
- GAF: proof of the date the shingles were installed and that you owned the property then, or that the warranty was properly transferred to you. You must notify GAF within 30 days after you notice a problem. “Notice to your contractor, dealer, or home builder is NOT notice to GAF.”
- Owens Corning: notice within 30 days after you discover the problem, photos or shingle samples at your expense if asked, and access for an inspection. If you repair or replace the products before Owens Corning decides the claim, the claim may be denied.
- CertainTeed: notice within 30 days of discovery, with proof of ownership and the date of purchase and application. Without sufficient proof of purchase, CertainTeed reserves the right to use the shingle manufacturing date for its calculation, which could start the clock earlier than your install date.
GAF also says that if you repair or replace its products before notifying it, or before it finishes its evaluation, your claim may be denied. So the practical record is simple: the contract and invoice naming the product line, the installation date, the warranty document for that date, and a photo of the work. A defect that shows up in year four is a lot easier to claim on if those papers are in one folder.
What should I ask a roofing contractor about the manufacturer’s warranty?
Ask what the bid includes and who is responsible for which paper. The manufacturer’s defect warranty comes with the shingle, so the questions are about the line, the edition and the proof. Ask every contractor the same questions so the answers line up.
Questions to copy:
- Which shingle line is in the bid, and which manufacturer warranty comes with it? Please write the line and the warranty name.
- Is that a lifetime line or a fixed-term line, and what is the full-value period in years?
- Which edition of the warranty applies to my install date? Can you give me a copy of that document?
- Does the warranty come with the shingle, or does something have to be filed? If something has to be filed, who files it, by when, and will I get the confirmation?
- Will you give me the invoice or contract page that names the product line and the installation date?
- How is the attic ventilated now, and what does the bid do about it? Ventilation problems are an exclusion in all three warranties.
- Which accessories, including starter, ridge cap and underlayment, are in the bid, and are they the shingle maker’s own? Some warranty terms depend on them.
- Is any labor or tear-off coverage in the bid a manufacturer’s promise, or is it the contractor’s own workmanship warranty? Who stands behind each, and for how many years?
The last question matters because a defect warranty never covers an installation error, and it stops covering labor after the full-value period. Labor in a bid comes from a different promise. Put the answers on one page. Our roof bid comparison worksheet has a row for the manufacturer warranty, and our contract checklist covers what to have in writing before you sign. Our warranty tiers article explains how the base warranty sits under the contractor-backed ones.
Where Otter Quotes fits
Otter Quotes creates a written scope of work for your project and sends it to multiple contractors. Contractors who receive the scope can submit bids on that same scope and the same measurements. You compare the bids online, next to reviews and licensing information, and sign online without a salesperson in your home. Subcontractors bid too, so you may be able to work directly with the crew that does the work. We do not work with your insurance company. We are not a contractor, we do not sell upgrades, and we do not offer inspections or assessments. Contractors pay Otter Quotes a fee on the accepted bid.
Frequently asked questions
Does a limited lifetime shingle warranty cover the roof for life?
No. “Lifetime” means for as long as the original owner owns the home, and “limited” means the manufacturer covers manufacturing defects only. On the GAF, Owens Corning and CertainTeed lifetime lines we read, the remedy is not reduced for age during the first ten years, then it is prorated and labor is no longer covered.
Who counts as the original owner?
All three documents tie the lifetime term to individual owners. Owens Corning and CertainTeed also require that the owner live in the home. GAF applies it to a single-family detached residence owned by individuals. Owens Corning requires that the owner of the roof is the resident occupying the home. CertainTeed applies it to individual owners on premises used as their residence. Other owners get a fixed term of 40 or 50 years.
How long is the non-prorated period on shingles?
On the lifetime lines in the current documents, ten years for GAF (Smart Choice Protection Period), Owens Corning (TRU PROtection) and CertainTeed (SureStart). Fixed-term lines such as GAF Royal Sovereign, Owens Corning Supreme and CertainTeed XT 25 have five.
Can I transfer the warranty to the person who buys my house?
Once, yes. GAF requires the new owner to notify it in writing within one year, and Owens Corning requires contact within 60 days of the real estate transfer. After the full-value period, all three documents cut the transferred coverage to two years.
Does the manufacturer’s warranty pay for hail or storm damage?
No. The GAF, Owens Corning and CertainTeed documents list hail and storm damage among the exclusions, and wind blow-off is handled by a separate wind warranty. Whether your homeowners policy pays for storm damage is a question for your policy and your insurer.
Does Otter Quotes work with my insurance company?
No. We do not work with your insurance company, we do not offer inspections or assessments, and we are not a contractor. Otter Quotes creates a written scope of work for your project and sends it to multiple contractors, who can submit bids on that same scope. Questions about your policy go to your insurer.
